We’re really happy to have you staying at our Bungalow. This place means a lot to us, and we want it to feel comfortable and stress‑free for you too. To help keep everything running smoothly for everyone who stays here, we’ve put together a few simple house rules. Nothing heavy - just the basics so the home stays in great shape and everyone has a good time.
Guest group. The house is set up to comfortably host a maximum of 4 adults and up to 8 guests, with 6 beds available just as listed. To keep everything stocked, cleaned, and running smoothly, we just ask that your booking reflects the actual number of adults, children, and pets staying. It helps us prepare properly and make sure everyone has what they need.
No smoking. There’s strictly no smoking anywhere on the property - inside or out. It helps us keep the home fresh for the next guests, and avoids any damage or lingering smells for those who are sensitive to it. Any additional cleaning costs resulting from smoking on the property will be passed on to you.
No events. While we want you to relax and enjoy your stay, this isn’t a party house. No parties, events, commercial work or large gatherings. It keeps things respectful for our neighbours and ensures the home stays in great shape.
Please look after things. We want the experience to be great for all guests to our place, so we'd really appreciate it if you can keep an eye on the kids and pets to avoid games getting damaged and bits being lost. There is nothing worse than discovering a couple of pieces missing out of a 1000-piece puzzle! We know accidents happen - please let us know so we can rectify any issues for the next guest.
We would love for your pets to enjoy our place alongside you where they belong, but we do ask that you follow a few simple guidelines to keep the property in great condition for future guests:
Only 2 small pets are allowed, each weighing up to 7kg. Please contact us to discuss larger or additional pets - the photos show the front fence, you will need to assess for your pets whether it is adequate.
Pets are NOT permitted on the furniture or beds. We recommend bringing your pet's favourite pet bed or blanket for their comfort during your stay.
Any damage caused by pets (e.g. scratches, chewing, accidents etc) will incur additional charges, including repair costs, replacement fees, or deep cleaning charges. If any damage occurs during your stay, please inform us immediately so we can address it promptly and avoid impacting our next guests.
Pets must be kept under control at all times, and should not cause damage to the property or nuisance to the neighbours.
If you encounter any maintenance issues during your stay (e.g. plumbing, heating, or appliance malfunctions), please contact us immediately and we’ll do our best to resolve the issue promptly.
If you lose the keys provided, you may be charged $350 to cover the cost of changing the locks.
For emergencies, always dial 000.
The property is fitted with smoke alarms, fire extinguishers, and fire blankets. For your safety, please familiarise yourself with their locations in case of an emergency.
When using the fireplace or firepit, they should never be left unattended, and should be fully extinguished when you are finished with them. Children must always be supervised around fires. Always follow the latest advice from the CFA website.
An external camera is installed facing the front driveway area. It monitors the entrance to ensure only authorised persons are on the property.
Bin collection for Smiths Beach is Tuesday morning (Zone 1). We really appreciate it if you can put out the bins on Monday night during your stay, or Sunday if you are checking out that day. If you are not sure which bins, please wheel all of them out to the kerb.
Please leave the property in a tidy condition at the end of your stay with us. We appreciate your help so we can keep our place available for others to enjoy this wonderful part of Victoria.
Just leave the bedding and towels as they are - the cleaner will take care of them.
Turn off the air conditioner, lights, fans, and TVs (if you used your own streaming accounts make sure you log out of them).
If you are staying with pets, we kindly ask that you clean up after them.
Clean the BBQ after use so it's ready for the next guests.
Load the dishwasher and start it before you head out the door.
Ensure all windows and doors are closed and locked, with any keys returned to where you found them.
Let us know if you had to change over any gas bottles during your stay so we can arrange refills.
Deposit any recycling items in the outside yellow bin, and other general waste in the red bin.
Please close the driveway gate on the way out.
